Tell us what your AC is doing

Takes about 60 seconds. No obligation.

By sending this you agree to be contacted about your request by phone, text or email. We never sell your information. If your home is hot and someone in it is elderly, ill or an infant, say so on the form.

Know before you hire

Before you hire anyone for AC work, know these Florida rules.

Florida requires a state license for air conditioning work. Certified air conditioning contractors hold a license from the Department of Business and Professional Regulation, and the number must appear in their advertising. You can look any number up on the DBPR website in under a minute.

Handling refrigerant takes federal certification. Anyone who opens the refrigerant circuit must hold EPA Section 608 certification. If a technician quotes a top-up without finding the leak first, ask how the leak will be found. Refrigerant does not get used up, so a low charge means a leak somewhere.

Common questions

What people ask before they hire

Why is my AC running but not cooling?

The common causes are a dirty filter, a frozen evaporator coil, a failed outdoor fan or capacitor, and low refrigerant from a leak. A clean filter is the free first check. If you see ice on the indoor lines, turn the system off and let it thaw before calling anyone.

Why is water leaking from my AC?

In Miami's humidity the usual cause is a clogged condensate drain line, which backs up and overflows the drain pan. Many systems have a float switch that shuts the unit off when this happens, so a system that stopped and has water nearby is often a drain problem.

Does an AC replacement need a permit in Miami-Dade?

Yes. Changing out an air conditioning system is permitted work in Miami-Dade. A contractor offering to skip the permit is moving the risk onto you, because unpermitted work can cause problems at resale and with insurance.

Should I repair or replace my AC?

It depends on the age of the system, the cost of the repair and how often it fails. A repair on a younger system with one failed part usually makes sense. A system with a major component failure and a history of repairs is where a replacement quote is worth getting. Ask for both numbers in writing.

How do I check that an AC contractor is licensed?

Ask for the Florida license number and look it up on the DBPR website. Certified air conditioning contractor numbers start with CAC. The license should be active and in the name of the company or person doing the work.

How often should an AC be serviced in Miami?

Most manufacturers recommend yearly service, and Miami systems run most of the year, so many homeowners book a check before the hot season. A service visit covers the filter, coil, drain line, electrical parts and refrigerant pressures.
